Project location and details
The Victoria Blvd. Apartments are planned for a 5.5-acre site located at 26126 Victoria Blvd. in Dana Point, CA, owned by the Capistrano Unified School District (CUSD). It is currently used as a CUSD school bus storage lot.
The project is made possible through a unique agreement with Capo Unified School District. Proceeds from the ground lease are expected to generate $40 Million to fund capital improvements at Dana Hills High School that will benefit generations of local students for years to come.
Project Features include:
306 Highly amenitized luxury apartments with a mix of floorplan options to accommodate a variety of households, including 15% (46) of the units reserved for lower income households.
In response to community feedback, the unit count has been reduced!
The project has also been redesigned to reduce the building heights. Victoria Blvd. will now be 2-3 stories (instead of 3-4) making it more consistent with neighboring properties. The architecture fronting Sepulveda has also been enhanced to increase building articulation and create visual interest.
Roughly 34% of the project site proposed as public recreation space, including a new public park area at the corner of Victoria Blvd. and Sepulveda Ave. and trail way with public recreation elements
The project exceeds City parking requirements with the provision of 681 parking spaces (669 required) and includes a 38% increase in public parking along the project frontages. Toll Brothers has also committed to a private parking agreement with the church to provide 50 spaces a week for their use.

Project Milestones
In early 2018, CUSD issued an RFP to ground lease the school bus yard and initiate the cleanup of underground storage tank and related environmental issues. Toll Brothers Apartment Living was selected as the developer. Learn more about Toll Brothers.
